1. Acceptance of Estimate

By approving and finalizing the estimate provided by Coopers Property Solutions LLC (\"Contractor\"), the Customer agrees to all terms and conditions contained herein.

2. Non-Refundable Deposit

A minimum non-refundable deposit of $2,000.00 is required before any project is scheduled, equipment is mobilized, materials are ordered, or work begins. The deposit secures the Customer's position on the Contractor's schedule and covers administrative, scheduling, and mobilization costs.

3. Project Scheduling and Timeframes

Upon receipt of the required deposit, projects are typically scheduled within 7 to 30 business days, depending on weather conditions, project size, site accessibility, equipment availability, permitting requirements, and existing workload.

Estimated start and completion dates are provided as a courtesy and are not guaranteed. Delays caused by weather, unforeseen site conditions, utility locates, customer-requested changes, or circumstances beyond the Contractor's control may extend the project timeline without penalty.

4. Payment Options

Coopers Property Solutions LLC accepts payment arrangements for both small and large projects after the required deposit has been received.

For customer convenience, financing or installment payment options may be offered on approved projects. Any payment arrangement must be agreed to in writing prior to the start of work.

5. Monthly Payment Schedule

Any remaining balance subject to a payment agreement shall be paid in monthly installments on the scheduled due date established between the Customer and Contractor.

Customers are granted a six (6) calendar day grace period after each payment due date.

6. Failure to Make Payment

If payment is not received by the end of the six-day grace period:

All work will immediately cease.
Equipment, personnel, and materials may be removed from the project site.
Project progress will remain suspended until all past-due balances have been paid in full.
Any remobilization, transportation, administrative, or scheduling costs incurred as a result of non-payment may be added to the Customer's balance.
Project completion dates may be extended accordingly.

The Contractor shall not be responsible for delays resulting from suspended work due to non-payment.

7. Change Orders

Any work requested outside the original scope of the approved estimate must be authorized by the Customer and may require a written change order. Additional work may result in increased costs and extended completion times.

8. Final Payment

Unless otherwise agreed in writing, all remaining balances are due immediately upon completion of the project. Failure to make final payment may result in collection actions, attorney fees, court costs, and any other remedies available under Arkansas law.

9. Governing Law

This agreement shall be governed and interpreted under the laws of the State of Arkansas.

Customer Acknowledgment

By signing below, the Customer acknowledges that they have read, understood, and agree to these Terms and Conditions, including the $2,000 non-refundable deposit requirement, available payment plan options, monthly payment schedule, six-day grace period, and work suspension provisions.
